Renting out my first property. What do you wish you'd known before your first tenant? Software, screening, lease tips all welcome.

- The most important thing is to get the rental agreement in writing. Do not count on a prospective tenants word without having something in writing. Protect yourself is the most important when renting.

- I would also recommend obtaining a background report on any potential tenant with their permission. I use www.tenantbackgroundsearch.com and the have been reliable for me so far.
